Bored piers
After boring and cage placement, before any concrete
Depth and diameter against the engineering, cage centred with cover, bases clean and free of water
Learn more about the bored piers inspection →Seven checkpoints on a Craigieburn build, each timed for the moment before the work stops being visible.
Craigieburn is mostly finished, but there is still new work on its northern edge and through the later Highlands and Montview releases. What we record on those builds is the ordinary consequence of a fast program: wall bracing cut through to run a service, vapour barrier missing in sections along the slab edge, floor joists short of fixings, sliding door supports never installed. Each of those takes minutes to correct while the trade is still on site and becomes a dispute once the lining goes on.

Yes, though less than a decade ago. Aston has sold out, Highlands is well advanced and Aitken Hill is still in planning, so most current work is infill and the later stages of existing estates rather than a fresh greenfield front.
Frame, and lock-up close behind it. Frame is where the fixings get counted and lock-up is where we find bracing that has been cut through by another trade, which is a structural item that is otherwise never seen again.
Yes, and many owners do. If the budget only stretches to two, take frame and pre-handover. If it stretches to three, add the slab before the pour.
