A dated photographic record before the block next door is developed.
Evidence drawn to the tribunal practice note when a dispute gets that far.
Every photograph on this site was taken by our inspectors on jobs in Craigieburn. They come from six inspections between September 2025 and July 2026, and the mix reflects the suburb: most are from pre-purchase and timber pest work on established homes, because that is what Craigieburn mostly books. Client addresses withheld.

Address, the type of inspection and any deadline behind it. A fixed price comes back without a site visit.
Cooling off, auction date or handover. On a resale we aim to be there before your contract clock runs down.
Through the agent for a purchase, or through your supervisor on a build. We confirm keys and roof space access before the day.

The 4.8 star rating and review count above belong to the Owner Inspections Google Business Profiles for Victoria, New South Wales and Queensland. The reviews below are verified client reviews collected through our own inspection system after each report was issued. Craigieburn clients have left us far more inspections than written reviews, so the section is topped up from the neighbouring suburbs we work in. Every review names the suburb it came from.
We inspect every estate in Craigieburn 3064 and the surrounding suburbs of Mickleham, Roxburgh Park, Greenvale, Donnybrook, Kalkallo and Somerton. Our Melbourne west inspectors are on site in Craigieburn most weeks, so travel never adds to the price.

It depends on the size of the house and whether you want the timber pest inspection with it. A standard single storey pre-purchase sits at the lower end, a large double storey with a subfloor and additions at the upper. Send the address through the quote form and a fixed figure comes back, with travel included.
Usually within the same week, and we prioritise anything with a cooling off period or an auction date behind it. Craigieburn is a suburb our northern inspectors are in most weeks, so getting there is rarely the constraint.
Inside 24 hours of the inspection, and often the same evening. On a purchase that matters, because the report is only useful while you can still act on it.
In Craigieburn, usually yes. We record termite barrier breaches, bridging and conducive conditions here often enough that inspecting the building without the pest component leaves an obvious gap for the sake of a small saving.
No, and that is why the report measures it. Craigieburn sits on reactive basalt clay that moves seasonally, so some cracking is expected. What matters is the width, the pattern and whether it is going through the structure, which is what gets classified rather than described.
Yes. Stage inspections through Highlands, Montview and the newer Craigieburn releases, plus pre-handover before you take the keys. The suburb is mostly established now, but there is still new work going up on its northern edge.
Wherever there is a hatch and it is safe and accessible. Those are the two places where the useful findings hide on an established house, so we do not skip them. Where access is blocked, the report says which area was not inspected and why.
Resale work runs to AS 4349.1, with AS 4349.3 covering the timber pest side. New construction work is assessed against your contract, the National Construction Code, the Victorian Guide to Standards and Tolerances, AS 2870 for slabs and AS 1684 for timber framing.

The inspection is visual and non-destructive. No service is energised or pressure tested, no appliance is run, nothing is opened up, no ground is sampled and no engineering is certified. Where an item needs an engineer, a plumber or a licensed pest controller, the report says so.
That is one of the main reasons people order one. Because each item cites the standard or tolerance it fails, the conversation with an agent moves onto documented defects and quotable repairs rather than opinion.
Mickleham, Roxburgh Park, Greenvale, Donnybrook, Kalkallo and Somerton, along with the rest of the northern corridor. Travel inside that ring is not charged on top.
We call you and go through it. The purpose of that call is to separate the items that change what the property is worth from the ones that are ordinary maintenance, because a long list is not the same thing as a bad house.
